Booking
How do we book?
Choose the property from the dropdown on the Book page, then select your dates on the calendar to secure your booking.
How much do we pay to secure dates?
A minimum 20% deposit secures your dates and is always non-refundable.
When is the final balance due?
Final payment in full is due around 10 weeks before arrival.
Can we pay by credit card?
Yes.
Do you take a security/damage deposit?
Yes. A security deposit is taken with the final payment and returned to the same payment method within 28 days of departure.
What if prices change after we book?
We honour the published price for confirmed bookings; any Extras added later are charged at the new price.
Can we change our booking dates?
Yes. Tell us your preferred new dates and we’ll do our best to rearrange it.
What is your cancellation policy?
The 20% deposit is always non-refundable; if we re-let your dates, we retain only the 20%.
Do you allow third-party bookings or stag & hen groups?
Yes. There are no restrictions.
Do you have a changeover day?
Not usually, except in August, when changeover is Friday.
What is the minimum stay?
Minimum stay is 3 nights all year, except August (7 nights).
Are there additional charges?
Yes, for pets, camp beds, extra linen, The Hangar, marquee/event fees, and camping options (all listed on the pricing page).
Arrivals & departures
What are check-in and check-out times?
Check-in is after 4.30pm and check-out is by 10am.
Can we request early check-in or late check-out?
Yes, whenever we can.
When will we receive directions and access information?
We usually send everything on the morning of arrival, unless you ask earlier.
How do we get into the house on arrival?
We text your access details on the morning of arrival.
What postcode should we use for sat-nav?
NR25 7AZ.
Do you have what3words locations?

Can we have food and wine delivered before we arrive?
We’ll do our best to receive deliveries, but it won’t always be possible.
Weddings, events & suppliers
Is Barn Drift (and The Hangar) licensed for ceremonies?
Yes, you can legally marry inside or within the grounds; registrars can be booked via the Fakenham registry office once your venue is confirmed.
How late can we party?
Amplified music is permitted until midnight; speakers must be inside and facing east.
Are there any other noise rules?
No, the only restriction is amplified music until midnight.
When can suppliers access the grounds?
Suppliers can leave items outside from midday, but nothing can be left inside the house or Hangar until after 4.30pm; everything must be removed by 10am on departure day.
Can we have extra guests?
Yes. Just let us know numbers and whether you need camp beds; charges for events/linen/camping are listed as Extras.
Can we view Barn Drift and The Hangar before booking?
Of course, viewings are free, but we never disturb resident guests so visits are only when the house isn’t booked.
Can we use our own caterers and suppliers?
Yes. Use anyone you like, and we can recommend local options if helpful.
Can we have a marquee or teepee?
Yes. Marquees, teepees and bell tents are all possible (event fees and camping unit charges are listed as Extras).
Where can a marquee go?
On lawns west of Barn Drift (beyond the walled gardens), north of the house (between house and woodland), or west of The Hangar, all with beautiful views.
House rules
Is smoking or vaping allowed?
Strictly outside only, and all evidence must be properly disposed of.
Are fireworks or confetti allowed?
No fireworks; confetti must be real petals only.
Are candles allowed indoors or outdoors?
Indoors, battery-powered candles only.
Are drones permitted?
Yes.
Dogs
Can we bring dogs?
Up to two, kept under control and on a lead on farm tracks, and all mess must be properly disposed of.
Are dogs allowed on furniture or beds?
Dogs aren’t allowed on furniture or beds and should stay in the boot room and kitchen.
Can dogs go in the walled gardens?
The walled gardens can be made secure, but all mess must be disposed of properly.
Are dogs allowed in the Farm Trailer, The Flat or The Stables?
No.
Are dogs allowed for camping?
No.
Parking
What’s parking like?
Private parking for 40+ cars outside the house, plus additional areas on the estate; The Hangar lawn can also be used if needed.
EV charging & power
Is there EV charging on site?
No. The nearest chargers are in Holt (around 3 miles inland).
Are there outdoor sockets for campers, caterers or marquees?
Yes. Four double sockets around Barn Drift and one double socket on the west side of The Hangar.
Do you have three-phase power?
No.
Wi-Fi & working stays
Is Wi-Fi and mobile reception good?
Yes, both are excellent in the house and The Hangar.
Can we work from Barn Drift?
Yes, signal is excellent throughout the house and garden, including The Hangar and Hangar lawn.
Is there internet back-up if it drops?
No guests can reboot the system, and an engineer can be called if needed.
Is there a TV?
Yes, two large Smart TVs.
Do you have Sky TV?
No but you can use all the usual catch-up and streaming apps.
During your stay
What if something breaks or there’s a problem?
Contact us straight away. We’ll sort it with minimum disturbance and at your convenience.
What if we’re unhappy about something on arrival?
Tell us immediately so we can fix it; if you prefer not to be disturbed, we’ll organise repairs for after you’ve left (or when you’re out).
Can we book extra cleaning or washing up?
Yes, with as much notice as possible, and with additional charges.
Village, shops & getting around
How close are the village shops and pub?
About 5–10 minutes’ walk.
Are there taxis and mini buses?
There are several good local firms; ask us for numbers.
Can we hire bikes, a boat or paddleboards?
Yes, we can put you in touch with local firms.
